Refund Policy
Effective October 15, 2026
This policy explains how we handle money paid before closing and payment errors after closing. Your signed term sheet and loan documents control if they differ.
Initial review
Submitting a deal and receiving a non-binding term sheet is free.
Underwriting deposits
- If you sign a term sheet that requires a deposit, its uses are listed on the term sheet, usually for third-party costs such as appraisals, inspections, and background or credit checks.
- If the loan doesn't close, any portion of the deposit not spent on third-party costs is refunded, along with an itemized statement of amounts used.
- Third-party costs already incurred, such as a completed appraisal, are not refundable because they've been paid to the provider.
At closing
Deposits applied to costs at closing are shown on your settlement statement. Any overage is credited to you at closing.
Payment and draw errors
If you believe a payment was misapplied or a draw was miscalculated, tell us within 60 days. Confirmed errors are corrected, and any overpayment is refunded or credited within 10 business days.
How to request a refund
Email support@investorscapital.us or call (813) 963-5127 with the property address and details. We acknowledge within 1 business day and respond in writing within 10 business days.
Disputes
