Loan programs

Bridge loans

Short-term capital for the gap between where a property is today and where it'll be once it's stabilized, sold, or refinanced.

Two-story home with a covered porch
Today: acquire or recapitalizeExit: sale or long-term loan

Quick closings

Auction, estate, or off-market deals with tight deadlines.

Lease-up

Carry a vacant rental until it's leased and qualifies for long-term debt.

Partner buyouts

Recapitalize when a partner exits a jointly owned property.

Maturing loans

Pay off a maturing investment loan while you arrange permanent financing.

The exit is everything

Bridge loans are short by design. Before we lend, we want a realistic, documented exit plan, whether that's a sale with supporting comps or a refinance the property can actually qualify for. If the exit doesn't hold up, we'll tell you before you take on the loan.

Questions

Can a bridge loan include renovation funds?

Light cosmetic work can sometimes be included. Heavier rehab is usually better suited to our fix & flip structure with draws.

Can I use a bridge loan to buy my own home before selling my old one?

No. That's a consumer-purpose loan, and we only make business-purpose loans on investment property.

What happens if my exit takes longer?

Talk to us early. Any extension options and their costs are spelled out in your loan documents.
