What we review

Commercial underwriting leans on the property's operations: rent roll, leases, expenses, occupancy history, and the condition of the building, plus your experience operating similar assets.

  • Current rent roll and copies of leases
  • Trailing operating statements
  • Property condition and environmental reports when required
  • Business plan for vacancy, renovation, or rent growth
  • Sponsor resume and financial statements

Questions

Do you lend to owner-users?

Our focus is investor-owned property. Businesses buying a building to occupy themselves are often better served by a bank or SBA program.

What size loans do you consider?

We focus on smaller commercial properties typical of Tampa Bay neighborhoods. Send the deal and we'll tell you quickly if it fits.
