Debt service coverage, explained

Lenders often look at the debt service coverage ratio (DSCR): the property's rent divided by its monthly housing payment, including principal, interest, taxes, insurance, and any HOA dues. A ratio above 1.0 means the rent covers the payment.

Our minimum ratio and leverage depend on the property and market. We'll show you the calculation on your term sheet.

Questions

Do you need my tax returns?

Rental loans focus mainly on the property's income, so personal income documentation is often limited. We still review credit, reserves, and your experience as a landlord.

Do you lend on short-term rentals?

Sometimes, depending on local rules and the property's rental history. Check your city and HOA regulations first. Some don't allow short-term rentals.

Is there a prepayment penalty?

Some long-term programs include prepayment terms. Any prepayment provision is disclosed clearly on your term sheet before you commit.
